Quiet Time - 1P6196 469
Quiet Time is an all-day to late-night cafe/bar on Smith Street in Clifton Hill, where comfort food, music and art collide. By night, it feels like you're at a friend's house. Candles are propped in water glasses and lamps glow softly in different nooks. It's easy to spend hours around candlelit wooden tables or in the fairy light-strewn courtyard or snag the window bench at the front of the venue.
There is foot path trading outside. Inside, Quiet Time is mainly inspired with nods to Japanese listening bars and French cafes and bistros. The space is split into a small bar at the front – with a wall stacked high with vinyl – and an intimate room at the back. Connecting the cafe and courtyard is a laminated stained-glass steel door made by local artist Jodie Mae. Upstairs is a two bedroom flat perfect for the short commute to work. Quiet Time is also the home for the online radio station Skylab Radio with its own mini studio in the front room next to the bar which means you hear and see local DJs playing soul and funk, as well as drum and bass.
Quiet Time has an On Premises Licence until 1am with a capacity of 50. There are seven years left on the lease made up of 1+3+3. Rent comes in at only $930 a week incl. GST and that includes the flat. There is a good fixture and fittings list with some equipment on hire purchase. This can be continued or cancelled as required.
This has been a labour of love by the vendors bringing a derelict site from nothing, obtaining a liquor licence and then growing the business since the Covid lockdowns. All the hard work has been done. It just needs someone to take over, bring their creativity and move this lovely little venue forward. The vendor is looking for a quick sale, with the venue being sold on a walk in walk out basis with no books. Offers in the region of $75,000 are being sought for this exclusively listed venue.
